Why didn't my house sell?

I specialize in selling properties that other agents were unable to sell. Now, that doesn't mean that your home can't sell - in fact, your home should've sold. What I've found is that most people who haven’t sold their house on the first go around are in a panic - and that's totally understandable.  
One of the best things that you can do at this point is release yourself from all the emotional stress that this situation has caused you. I've narrowed it down to four steps that successful sellers do to find success in selling their home.
1. Review the performance of your previous agent. Did they accurately provide you with all the market data available? Did they provide a great pricing and marketing strategy for your home? Did they follow through with their promises? Did they stay in constant communication with you? And most importantly, did they provide you with the brutally honest feedback that it takes to get the property sold? 
2. Review your motivation to move and get this property sold. I can't tell you how many times I actually heard from sellers… "Oh, well it's no big deal if it didn't sell. We didn't really have to sell, and the buyer wouldn't come up to our price… my husband wanted to sell but I didn't want to sell…" and so on. It's important that you are clear that this is something that's right for you and your family.  
3. Interview other agents for the job to get the property sold. Just as when you get feedback from a doctor on a procedure, you'll want to get a second opinion before you make any quick decisions or commitments.
4. Stay optimistic. The reality is that even some of the best homes don't sell the first time around, and it just takes a new set of eyes, a new approach, a new technique, and someone who is aggressive in getting the property sold like we are at Chesapeake Residential Realty.
